Unfortunately, in the past I would list homes the old-fashioned way too. And I had the same “average” results as every other agent!
In the real estate business, we call that the “post and pray” marketing plan. You know, place your home in the MLS, put a sign in your yard and pray it would sell.
Now, I never wanted to be average! I wanted to make sure my sellers were so thrilled with their results that they would refer me to their family, friends and coworkers.
I knew that placing a few ads in the real estate magazines and online sites was not very effective at selling a home. But it was very effective for me to pick up new clients looking to buy a home.
But those ads did nothing to actually sell my listings for the MOST money, with a minimum of hassles and headaches. They were a win for me but not my sellers.
If I benefitted, but my sellers didn’t, then that was not good enough for me.
I needed to come up with a win-win scenario when listing and selling homes!
I started doing research to find a better way.
From my experience I knew that old-fashioned marketing didn’t sell homes. Everyone thinks it does, but it really doesn’t.
In reality, marketing is important, but all it does is get potential buyers to the front door.
Want proof? Do you think anyone has ever been scrolling through Zillow, saw a house and said, I want to buy that house? No. What they want to do is to go see that house.
Seeing a home and buying a home is not the same! reality! All marketing does is get people to your front door. The most important question you should be asking is: how will I get a MASSIVE number of people to my front door?
***NOTE*** The record number of people at a Homeboss Open House Preview Event is 1,224 buyers in one-weekend. Now that is not the norm, but it is our record. A typical Homeboss Preview Event will get around 200 buyers (depending on market size)
Once they’re in the house, the marketing stops, and “psychology” has to kick in.
That’s when I realized that we needed to create DEMAND by attracting a HUGE number of buyers that CREATES COMPETITION among the buyers. Then I needed to create URGENCY to get buyers to act quickly. You may be wondering… what if the Homeboss process doesn’t work? Not to worry! The seller ALWAYS retains the right to ACCEPT, REJECT OR NEGOTIATE any/all offers. If you don’t like any of the offers, you’re NOT required to do anything. You have 100% control of the entire process.
But, what if it doesn’t? You still need to sell the home, right? Perhaps there was extreme weather…you could simply reschedule the event and do it again…Worstcase scenario is you start again and use the old-fashioned home sale process, which is what you would have done in the first place, right? You really have nothing to lose!
Nevertheless, if the parameters are followed and the processes properly implemented, the odds of success are in the 90th percentile.
Now, before I review each step-in detail, let me ask, are you wondering if creating competition, urgency, scarcity and transparency can REALLY get you the highest market value offers for your home?
Consider this scenario; you’re in a jewelry store and you see a necklace that would be the perfect birthday gift for your spouse. It’s perfect and it’s affordable!
But their birthday isn’t for another 3 months so you say to yourself, “I’ll think about it and come back later to get it”.
Just as you start to walk away, someone else comes up to the necklace, picks it up and is staring at it. Their interest has now raised YOUR attention, hasn’t it? Then, a salesperson comes up to the other customer and says “that’s a great necklace, isn’t it?
“The designer only made 10 of them, and 9 have already sold. So that’s the last one ever.”
You’re now paying attention to this conversation knowing that there is only one left of this very perfect gift that your special person would absolutely love.
And then the salesperson adds, “actually, this one is already sold. A gentleman came in a minute ago to buy it but forgot his wallet in his car. He went out to get it and should be back shortly. I told him I couldn’t save it for him.
“So, if you want it, you can still get it. Otherwise, he should be back in 5 minutes to purchase it.” At this point you realize in just 30-seconds, you went from feeling like you had the luxury to think about it for as long as you wanted to knowing that you had to act right now or lose it forever… and that maybe you might even need to pay more than the retail price to get it.
So, yes, when you add competition, urgency, scarcity and a deadline to anything, the likelihood that you will sell it more quickly and for more money goes up instantly.
Now you might be thinking… this is so different, I’m fine doing it the old way because at least I know that the old way works. Yeah, the old-school, old-fashioned way works. It just doesn’t work as well as the Homeboss way!
Why? Because the old-fashioned way relies on putting your house up for sale, waiting a period of time for people to see it, at their convenience (not yours) and hoping they like it. In this situation, the buyer has all the power. You have none.
Think of selling your home like fishing. The old-fashioned way allows you to “hook” one buyer at a time. Then, you’re forced to negotiate with that one buyer.




Because that buyer has no other buyers to compete with, they have much greater control of the negotiating process, and they’ll end up negotiating the price of your home down.

Let’s review Step #1: Why do we need 10 days to market a property? It’s simple: we need to give buyers time to see our marketing, other agents time to expose your home to their buyers, and most importantly to gather views and saves on Homes.com, Zillow, and Realtor.com.
And we need time to implement our 4-part buyer marketing system to ensure the maximum number of buyers are attracted to your home!
Marketing is an over-used and often evasive term in the real estate business. So we use an integrated marketing approach of traditional, digital and social methods.
The REAL discussion that needs to take place is how our integrated marketing strategy will find buyers for your home -- because that’s all that matters, right?
We break down the entire pool of buyers into four categories. Let me show you how we do it. There are active buyers, passive buyers, people we know, and people we don't know.
Our job is to identify buyers in each box.
Below are the passive buyers that we know- Box 1 (below)

Then we go to Box 2 (below). These would be passive buyers that we DON’T know. These are people from social media, respondents from alerts and most importantly Circle Prospecting Calls.

Now, let’s review the active buyers that we know- Box 3 (below).

The most important pool of Buyers are the Active Buyers that we DON’T know. To be successful, we need to find active buyers that we don't know. Here’s how we find those active buyers.
The way we find active buyers that we don't know is to implement a strategic process. We have a detailed proprietary “listing launch” process which drives our “buyer attraction formula”.
Because we have a great process, we get really great results! (Although each home has a different buyer attraction, I have included a sample graphic below

Step #2: By maximizing the views of your home, while restricting the showing of your home until our exclusive “Open House Preview Event” we can generate substantial buyer traffic into our events. We hold them from 11:00 am until 4:00 pm on Saturday, and 12:00 to 4:00 pm on Sunday.
There are several benefits to this process: first and foremost, importantly, we reduce the hassles and headaches of keeping your home in “showing ready” condition for months at a time. This prevents Agents from showing up at your door unannounced or with very short notice.
There was a study done recently by Corelogic of more than 10,000 home sellers where they would be willing to give up 5% to 10% of their equity just to eliminate the hassles and headaches from this old-fashioned process.
Second, when buyers show up to view the home and find 5, 10, 15, or even 20 other buyers looking at the same house, they realize they have competition, and will have to pay a higher price for the home. (just like the jewelry store example).
Many times, the buyers “hang around” the home just to listen to the questions that are being asked of the showing agents or to listen in on conversations the other buyers are having. They’re “scoping out” their competition!
They’ve already reconciled themselves to the fact they will have to pay more for the house if they like it, or the inventory in the area is tight.
Everyone wants what they can’t have. Plus, this works just like a luxury auction… you start with a fair price for a valuable product and, because buyers see competition all around them, they expect that the longer they wait, the higher the price goes, which is in stark contrast to the old-fashioned way of selling a house where buyers believe they have the leverage. The longer they wait, the lower the price goes for them.
The Homeboss process gives them the opportunity to see what everyone else is offering and empowers them to decide how much they are willing to pay if they really want the home.
Finally, Step #3: How does the transparency of the online offer process guarantee you get the highest market value?

Here’s how we control that process. First, ALL buyers must provide financial proof before we allow them to submit offers. If they are using a mortgage, we require a pre-approval document from their lender. We do NOT accept pre-qualified buyers to submit offers.
What’s the difference? A pre-approved buyer is the same as a cash buyer. They just need a couple weeks to complete an appraisal and the lender to prepare documents, and they’re ready to close.
A pre-qualified buyer has spoken to a lender and perhaps only had a credit report pulled but has not filled out a loan application or provided a lender with the documents needed to underwrite their loan.
In essence, a pre-qualification is as worthless as the paper it’s written on.
If a buyer is paying in cash, we will gather Proof of Funds from them: a copy of their bank statements or investment accounts to ensure they have the money to close the transaction.
Why do we do we go through that process?
First, and most importantly, is to ensure that anyone submitting an offer can close on your transaction. We’re not looking for bogus offers, we’re looking for a closing, right?
Imagine the chaos that would ensue if three weeks into the closing process, we found out their loan was denied? Most of the interested buyers we had would have moved on already and we’d be back to square one, starting the process all over again.
Second, we don’t want people that have bad intentions to artificially drive the price up without the desire or ability to close.



Finally, every buyer is informed the offer process expires at 7:00 pm. However, many times a buyers think they can “sneak” their offer in right at the deadline and submit it at 6:59:45 hoping that will be the winning offer.
However, we’ve programmed the system to automatically extend the process for another five minutes. After the 7:00 pm deadline, once no additional offers are received within five minutes, the process will end.
Once the offers are received, we reach out to the top three to five buyers (the semifinalists) and have them submit all the terms and conditions of their offer i.e., contingent on a sale, asking for closing cost concessions, etc.
However, they also can increase their offer price, and many times they do. We then take all of the information and put it in an easy-to-read spreadsheet for the seller to review.
At this point, the seller can select which offer to accept! And again, you are in complete control. You have the right to Accept, Reject or Counter any and all offers! (Remember our “fishing” analogy? This is what it looks like in practice. We’re negotiating the price up with multiple buyers)
This is the Homeboss process….and it works!
Now you might be thinking… my house is special; this won’t work for my house. Well, there are some homes that are not the “right fit” for the Homeboss process.
If you live in a rural area where there is low demand for housing, Homeboss is NOT the best process.
Perhaps you live in a gated community where they will not allow access to the community and restrict the number of visitors, (yes there are HOA’s like that… UGH!) or possibly a condo building that has no parking and restricts access. Any circumstances like these that will restrict traffic to your home can be an impediment. That doesn’t mean it won’t work, we just have to make provisions for the traffic and home visitations.
Are you thinking… this isn’t a good time to sell a house. Right now, in the US, the number one obstacle in the real estate market is a lack of inventory for sale. Buyers want to buy but they can’t find a house. What this means is that right now is one of the best times to sell.
Let’s have one FINAL, but critically important discussion. What does the Homeboss Listing System cost the seller?
Well, that’s the best part...the Homeboss fee to the seller is only HALF compared to the 5-6-7% fee like an old-fashioned listing!
Does that mean we will not compensate other agents if they bring a buyer? Absolutely not!
But the buyer must compensate their own agent, NOT the seller!
And the Homeboss process does make allowances for buyer’s agent compensation.
After all, we want to expose your home to ANY buyer in the marketplace, right? Because when buyers compete, sellers win!
